Building or Buying A Friederich Home

 

If you have never built a new home, the prospect of building can seem daunting and full of many unknowns.  But before you begin thinking about floor plans, framing and grading, consider the definition of the verb to build.  One of its primary meanings, according to the Merriam-Webster’s Collegiate Dictionary is “to develop according to a systematic plan, by a definite process.”  At Friederich Construction, Inc. we have been through that “definite process” more than 60 times in the past 8 years.  We have developed systematic plans for every aspect involved in building a home.  Review the initial decision steps involved.  They will help you see that the big picture is not so daunting after all.

 

 

Decide what kind of new home you want to buy

Do you want to move into a new home this month? Or are you looking to build a home based on your specific needs? Decide on a builder

If you are looking to build a home select a builder who specializes in the type of home you want to buy. Make sure they have experience in the location you want to build, and that they have a history of building quality homes. How many years experience do they have? Do they have a labor background or investors background? Other important questions to consider are: When are they available to begin your project? Do they offer a comprehensive warranty? Are they financially stable? Take the time to check their references and talk to past customers.

 

Secure financing

Determine how much you want to borrow, at what rate, and for how long. Your Mortgage Representative will ask you for the standard documentation: your latest income tax returns, statements detailing your assets, your credit history, and so on. Keep in mind that your loan will be approved at the time you finalize the sales contract with the builder, but you won't assume the mortgage until the house is finished. Select your home and options

Friederich Construction, Inc. maintains a vast inventory of house plans.  Bill Friederich will help you select the most appropriate home for your lifestyle. Things to consider are: Do you want a one story or two story house?  Do you need a two or three car garage?  How many bedrooms?  Storage space and closets is area often overlooked.  Once the plans are selected, we then help you personalize them.  First, there are the structural options, such as floor plan reconfigurations and exterior façade.  Second, there are the design options, which include mainly interior features, from kitchen cabinetry to bathroom fixtures.  Our sales associates will help guide you through the entire process.


Finalize sales contract

Once all the selections are made in consideration to your home, Bill Friederich or our sales associates will then help you through the reading and signing of the sales contract. The contract will specify, to varying degrees, the dimensions and features of the proposed home, including but not limited to, the site plan, materials to be used, and delivery date.

 

Break ground

Constructing a home can vary in time frame. Some homes can take as few as two months; others can take the better part of six months or more.  The time is dependent many variables, such as the complexity of the home itself, availability of construction materials and tradesmen and the weather. Typically, at time of signing the sales contract, we will have a good idea of all the variables.  Of course, the weather is at no ones command.
